Send me the listing

Address, square footage, beds and baths, and the date it has to be done by. You already have all of it in the MLS entry, so this takes a minute and there is no site visit.

You get a firm number and a day

Not an estimate that moves once she is inside. The figure is built from the actual home and it is the figure on the invoice.

It is done, and you get proof

Photographs of the finished rooms the same day, so you can send your client something before they have to ask you how it went.

What a move-out covers

The five things a buyer, a landlord or an inspecting agent actually opens, plus everything a regular clean would do.

What I will tell you before you need to ask

Golds Cleaning is one person, so the calendar is genuinely finite and weekends are not available. That is a real constraint and you should know it before you build a closing around me rather than after. What you get for it is that the person who quoted your job is the person who cleans it, and there is nobody in between to lose your date.

What agents ask

Can you clean before a final walkthrough?

Yes, and that is most of this work. Give me the walkthrough date when you book and I schedule backwards from it rather than forwards from today. If the date moves, tell me and I move with it.

Who pays, the agent or the client?

Whoever you tell me. I can bill you, your brokerage, the seller or the buyer, and I can hold the invoice until closing if that is cleaner for your file. It does not change the price and it does not change the work.

Do you work weekends?

No. Monday to Friday, and I would rather tell you that now than take a Saturday closing and let you down on the Friday night. Book the weekday before and there is margin in it for both of us.

What if the seller left things behind?

I clean, I do not haul. Small amounts of rubbish go out with me. If a garage is full or there is furniture left, I will tell you what I found with photos before I start, so you hear it from me and not from the buyer's agent.

Do you do pre-listing cleans on an occupied home?

Yes. It is a different job from a move-out, because the house is lived in and being photographed rather than emptied and inspected. Say which one you need when you book and the plan is built for it.

How much notice do you need?

As much as you can give me, and I will tell you honestly what is left when you ask. Short notice is sometimes possible and I will never say yes to a date I cannot hold.
